9 Strategies for Selling a Home in 2022

1. Be a True Seller
Are you a true seller? This is the most important question to ask yourself in today’s market. You have to truly decide if you’re really a seller. Those that are overpricing their properties will be disappointed. Today’s market is for true serious sellers. 

2. Don’t Buy Before You Sell
It doesn’t matter if you’re selling your main property or doing an exchange – sell your property first. BEFORE, you could sell your property in a nano second with multiple offers. Currently that’s not the case. 

3. Don’t Set an Anticipated Price
The reason is that you might only get one offer and that offer may not be exactly what you want. Also, the next offer you get might take awhile. If you get a reasonable offer, working with a great agent can potentially bring everyone’s goals, price, and terms together. Work with the offers as they come in.

4. Don’t Underprice Your Property

5. Don’t Price Higher Than Comps
Don’t price higher than the comparable sales or the most recent sales. This is part of the pricing strategy.

6. DO React Quickly
Don’t wait on the sidelines. If 3 other similar properties have sold and yours hasn’t, ask yourself: “Why did buyers choose those properties over mine? Was it price? Was it presentation?” Most likely, it was a combination of these factors which is called positioning in the market. You want to be in the best position by having the best house with the best price OR the best house OR the best priced house. 

7. DO Maximize Property Presentation
This is becoming more important as we move forward. Think about how your property looks and how it feels when you walk up and open the door. Two years ago property presentation was not nearly as important. Today it is critical!

8. DO Be Patient
Recently a seller could have multiple offers within the week. Now, it’s possible to go 21 days with no offers. It’s hard to be patient. Prior to the pandemic in 2019, the average days on market in Tahoe was 122 days and Truckee at 77 days. Being patient goes a long way to making a successful sale.

9. Be Creative
